University of Virginia Medical Center Annex

Client Profile

The University of Virginia (UVA) in Charlottesville, VA was founded in 1819 and is world renowned for both the beauty of its extraordinary Thomas Jefferson inspired campus and its highly respected School of Architecture. Mobilease Modular Space worked in cooperation with the UVA facilities management team, Gilbane Building Company and Train & Partners Architects to design and build an 11,340 sq. ft., LEED Silver Certified, two-story, medical office annex to the UVA Medical Primary Care Center.

Client Challenge

The UVA facilities management team was required to provide new medical offices in less than 12 months in order to fulfill an urgent need for open work space and (15) private offices for (125) employees who were displaced due to plans for patient bed expansion. A high level of focus was placed on the building’s architecture and exterior finishes. Bright white Reynobond® panels and fritted curtain wall glass was installed in order to match and create visual continuity between the new building and the nearby Emily Couric Clinical Cancer Center. In addition, UVA policy required that all new structures achieve LEED Certification so greenery was added to efficiently manage stormwater while providing a warm inviting atmosphere.

The Mobilease Solution

The project combined modular construction with site-built elements and included: a field-constructed, 2-story mechanical storage structure, a new 2nd floor elevated walkway and a site-built stairwell. The medical center’s management team was amazed by the rapid and precise installation of the modular building, which was completed in less than 3 days even with limited access to the site. The building included: 9’ ceilings throughout and Gyp-Crete® underlayment grade flooring. Sunshades, a white TPO roof, Trane 16 SEER, Energy Star heat pump roof top units, economizers and an enthalpy wheel with MERV 13 filters were added to meet LEED requirements and provide substantial savings in annual utility costs. Carbon dioxide sensors, operable “glass vent” window panels and low VOC paint assure excellent air quality for building occupants.
